If we were to manage the property we charge a one of fee of a £200.00 plus 10% Commission once the property is rented thereafter 10% commission per calendar month.
If we were just to do the tenant vetting we charge a one of fee of £300.00.
Also a landlord is now required by statutory obligation to have a Gas safety inspection certificate, issued by a gas safe Registered Plumber on any property remains tenanted, and there can be a heavy fine (up to £5,000.00) for any tenanted property, which does not have this certification. The certificate is valid for a year (subject to any changes) it would need to be renewed if the property is still being occupied. Consequently we require this certificate before we let the property.
From the 1st October 2008, all rental properties with a new tenancy in England and Wales will be required to have an Energy Performance Certificate (EPC) the Certificate is required whenever you sell or rent out a property. Furthermore this assessment must be completed by a qualified Domestic Energy Assessor and provided to the prospective buyer or tenant before they sign up to your property. An EPC is valid for 10 years assuming no changes are made to the property. If an EPC is not in place you could receive a fine of £200.00 for each time there is not one in place.
We have a team of our own Domestic Energy Assessors and Gas Safe Registered Plumbers who can produce the certificate for only £60.00 per certificate.
There will be NO CHARGE until the property is not rented and all charges will be deducted out of the rent which we will take of the tenant in advance.
